Client Problems

The client approached us here at Roofclad Systems with an expansive dilapidations list. Upon further investigation the client decided that, rather than carry out repairs the roof they would be better off future-proofing the building and improving its thermal values by installing a new roof. Their initial thoughts were to overclad the existing roof. However, after instructing us to get a structural survey carried, the only feasible option was to strip the existing top sheet and replace with new.

Our Solution

For the work to be carried out in accordance with the current regulations of the Health and Safety at Work Act, the following scaffolding was required:

  • Triple handrail scaffold to all exposed roof edges inclusive of ladder access, all in accordance with the Working at Height Regulations.
  • Scaffold access tower to eaves level complete with fixed ladder access.
  • To the exposed eaves of the building an independent scaffold with a boarded top lift.

Below the roof we rigged a plain man-safe netting system, with access gained by using a mobile telescopic boom. All connections were knotted around primary truss members, temporary support ropes and other suitable anchorages.

For the roof works, we stripped and lowered to the ground the existing profiled metal sheets and grp rooflights. The remaining internal rooflight was cleaned before a galvanised steel support bar was secured through the existing liner sheets and main purlins with self-drilling fasteners.

240mm thick glassfibre insulation laid over the existing metal liner sheets, to dramatically improve the thermal values of the building.

We then supplied and installed approx. 1000m2 external roof sheets, 0.7mm thick with a 32mm deep profile, galvanised steel, coated on the weather side with an embossed Plastisol PVC coating in goosewing grey. The sheets were secured with nylon headed self-drilling fasteners and side stitched with nylon headed self-drilling stitchers. All side and end laps were sealed with butyl mastic sealing strip.

Approx. 56m2 of Class 3 SAB grade 1.8 Kg/m² translucent GRP rooflights with a 32mm deep profile were installed. The rooflights were secured to the new support bars with nylon headed self -drilling fasteners complete with 32mm diameter washer and side stitched at 450mm centres with nylon headed stitchers.

All 0.7mm plastisol coated steel external ridge, eaves and verge flashings were manufactured by our in-house fabrication team in Wahington.

We progressively removed and replaced approx. 100lm of the existing “Trimline” style gutter complete with stop ends and outlets. The new gutter is held in position with brackets. Plastisol coated, 0.7mm steel box downpipes complete with all necessary brackets and swan necks were manufactured and installed.
