Roof and Wall Cladding

Durham County Council wanted to update the appearance and integrity of their units on the industrial estate by over-cladding the roof and installing new wall cladding.
The units on Furnace Industrial Estate still had the original roof and wall cladding from when the units were first built. A number of the units had highly problematic issues with water ingress and poor thermal performance, which needed to be rectified and brought up to current building regulations. The industrial estate consists of four separate blocks of units housing a total of 20 individual spaces.
Durham County Council acted as principle contractor on this project and provided welfare and storage space for our operatives.
Plain safe netting was rigged below roof level using an electric telescopic boom in accordance with the recommendations of EN1263-2, all units remained fully operational throughout the works as we worked with and around the tenants.
The scaffold consisted of TG20 compliant triple height handrail to the perimeters with haki staircase access points to the rear of the units to allow operations to continue below with minimal disruption.
Roofclad Systems were instructed to install approx. 2500m² over-clad system to the roofs of the units. Works started by removing the external rooflights to allow our operatives to clean the internal skin before installing a new outer skin when the top sheet was installed. The rooflight areas were flashed off using a bright white liner then the existing profiled sheeting was overlaid using 180mm glass wool insulation. Our fabrications team manufactured galvanised steel support bars that our operatives installed over the existing roof sheets, securing through the existing roof and existing main purlins with self-drilling fasteners. New 0.7mm thick x 34mm deep profiled roof sheets were installed along with new outer skin rooflights.
External ridge, eaves and verge flashings using 0.7mm plastisol-coated steel, complete with all accessories such as butyl tape and polyethylene fillers were installed. Over 350lm of Weatherfast 25-year Warranty gutter system was installed comprising of a PVC single-ply membrane laminated to a 0.7mm thick galvanised steel sheet along with new outlets to all units, all laps were hot air welded in situ. Deckites were installed on all soil and vent pipes along with soaker plates manufactured at our in-house fabrications factory.
This project also included re-sheeting of the walls on all units, to bring up current building regulations. Our operatives installed approx. 1000m² of 0.5mm thick 34mm deep profiled wall sheets in goosewing grey, fixed to cladding rails using self-drilling fasteners. New drip cills and soffits were installed across all units.
The appearance and thermal values of the units has now improved drastically and Durham County Council now have modern, weatherproofed units complete with a 30 year warranty.
